MANAGING CHANGES
We believe the best way to manage changes is to avoid them. TEAM gains profound knowledge of the site then we fully qualify bids to ensure a well defined scope of work per trade to avoid changes. Bids to our clients then reflect total scope estimates based on our best reviews.

If a change is necessary, we deliver the same consulting and engineering, estimating and competitive pricing methods used in pre-construction to mitigate impact to budgets and scheduling. Our goal remains total Client and Architect satisfaction during changes through open communication and proven construction services.

PROJECT CLOSEOUT
Project closeout is simply the result of managing solidly with the end in mind. Our approach to the closeout process begins at job start-up. We carefully control all trades and our on-site supervisor maintains an ongoing punch-list which guarantees a strong finish.

We also compile two copies of a Closeout Package for your records. This is a workbook containing brochures, warranties, as-built drawings, vendor information on products, materials used, and other project-specific documents.

Carrying the vision of a final product from project inception, our methods ensure completion within or under budget and schedule, and a timely closeout guaranteed within 30 days.

PRECONSTRUCTION
Before starting a project, design intent and existing conditions should be given careful examination. TEAM consultants do so by providing preconstruction assistance while participating in the project design review process. This includes reviewing pre-bid drawings and providing comments on build conflicts, contractibility issues, value engineering, and adherence to building construction standards.

We’ll also be there to provide preliminary project estimating and scheduling prior to issuance of bid documents. This allows the building owner and tenant to communicate their expectations for the project’s budget and time frame, and allows for TEAM to visualize your wishes and balance needs during the initial stages of a project.

Because of our experience in the business, TEAM has estimating models which allow us to quickly prepare initial project estimates prior to bidding.
